A new asphalt driveway is a long-term investment that you will appreciate for years to come. There are specific actions an owner can take to extend the life of this new investment, and keep it looking its best.
First priority in proper care is to assure that the surface has ample time to cool, dry and settle. Ideally, one should wait at least 72 hours before walking, driving or placing anything on the new asphalt. If waiting 72 hours isn’t possible, you should wait at least 24 hours before walking on it, and avoid any vehicle access or placing heavy items on it, for as long as possible.
Beyond the initial 72 hours, vehicle access should be alright, but it’s not advisable to park on a newly paved surface for the first two weeks, to prevent any depressions that could compromise structural integrity in the long run.
*If your driveway is paved in the cooler months of spring or fall, the above timelines apply. However, if paving during hot summer weather, you will need to allow more time for it to cool, up to a month, depending on the temperature.
Once your driveway has properly cooled & settled, it is ready to use. The following tips will help keep it in optimal condition:
- Maintain cleanliness. Minimize debris by sweeping as often as possible, especially leaves, twigs & branches, which can lead to depressions and possibly water pooling & percolation.
- Avoid spillage of gasoline, engine oil, antifreeze or other fluids that could corrode or degrade the surface.
- Do not drive or park near the edge of a driveway as this is the most vulnerable area and is susceptible to crumbling if not supported. Installing supportive edging, or even simply placing soil up against the edge and compacting it will provide some support and containment.
